  • Duty rates are held in a data file reviewed against official state revenue sources — the "last reviewed" date is shown above. States change rates and concessions at budget time, so always confirm with the official calculator (linked above) before exchanging contracts.
  • First home buyer concessional zones use a close approximation; exact figures come from each state's own calculator. Eligibility rules (residence requirements, prior ownership, citizenship, and in the ACT an income test) always apply.
  • Not included: foreign purchaser surcharges, first home owner cash grants, off-the-plan concessions, vacant land rates, lenders mortgage insurance, moving costs, and lender fees.
  • Government fees are an estimate of transfer and mortgage registration fees, which vary with price in some states.
