  • Estimate only. Dated 2026/27. Not an approval, not a max-loan, not a lender comparison, and not a borrow-o-meter.
  • Two contracts: vacant NSW land, then a fixed-price build. Completed homes, spec homes, owner-builder, knock-down rebuilds and other states are out of scope.
  • Package C is land plus build. Loan L is the floor of C times the LVR you pick. Equity E is C minus L. Duty sits on top of E. It is not part of the LVR.
  • Duty uses the NSW 2026/27 land-transfer rates published by Revenue NSW (updated 19 August 2026). Dutiable value is the land price only. Premium duty over $3,870,000 is out of range here and is not computed. Transfer and LRS fees are not invented.
  • First Home Buyers Assistance Scheme (vacant land): no duty at or under $350,000, full duty at or over $450,000. Between those two figures duty is concessional. This tool will not invent a sliding formula. Confirm on the official calculator. Assumes you qualify. Confirm on Revenue NSW before you exchange.
  • First Home Owner Grant is $10,000 if you are a first-home buyer and the package is at or under $750,000, otherwise $0. The $0 line is shown on purpose. The grant is paid via the lender or Revenue NSW, not pocket cash on day one, so it does not add to the cash walk.
  • Lenders mortgage insurance is not computed. Genuine-savings seasoning is not tested. The tool only flags that 5% of the package is $X and that lenders usually want that already in Australia.
  • Cash means money already in an Australian account. KiwiSaver, unpaid bonus and overseas money do not count.
  • Default build stages are a typical builder-contract split (Housing Industry Association style, not law): deposit 5, base 10, frame 15, lock-up 35, fixing 25, practical completion 10. Overwrite them from the contract. Home Building Act s8 caps the deposit at 10%.
  • At land settlement you put in the required equity first. Extra cash stays as a buffer for later build invoices. After your own dollars are gone, later invoices are the lender paying the builder.
  • Interest-only while you wait is drawn balance times the rate you typed, divided by 12. Rent runs until practical completion. After practical completion, a simple 30-year principal-and-interest estimate on the full drawn balance. No APRA 3% buffer.
